We help with the building and carpentry work involved in improving an existing property. That may mean replacing worn components, updating interior finishes, repairing exterior details or developing the construction scope for a larger renovation.
For work that needs design decisions, drawings or detailed material planning, we offer a separate project-development service, with planning packages from $395. The deliverables and fee are agreed before that work begins, and eligible fees can be credited toward construction when Legacy & Grain is hired for the same project, as outlined in your written proposal.
Plumbing, electrical and drywall are outside our offered scope. Where those services are needed, our work and the responsibilities of the other trades must be clearly defined in the project plan.

Renovations need measuring and a plan, so they start with a site visit, complimentary for qualified local projects, or a planning package from $395. We tell you before anything is charged, and eligible planning fees can be credited toward the build, as outlined in your written proposal.

Can you help with a larger renovation or addition?
Yes. We can discuss the proposed project and the carpentry, construction and planning work it requires. The scope, drawings and any specialist requirements are established before construction is agreed.
What is a design and planning package?
For larger projects that need a plan before construction. Project planning starts from $395, design and project development from $795, and full design and pre-construction from $1,500. What each includes is agreed in writing before work begins, and eligible fees can be credited toward the build, as outlined in your written proposal.
Do you provide every trade?
Our offered work covers the carpentry and construction services described on this site. Plumbing, electrical and drywall are outside our scope and must be accounted for separately where needed.
Do I need approvals?
Requirements depend on the property and proposed work. Confirm the applicable permit and approval requirements with the relevant authority before construction begins.
